Bauakte
The Bauakte is the official collection of all documents related to a construction project and records the complete construction history of a property — from the original building permit through to subsequent modifications. It includes building permit notices, approved plans, building descriptions, area calculations, and fire protection certificates. The Bauakte is obtained from the responsible building permit authority and is available in three packages: Essentiell, Standard, and Premium.

BAUAKTE - ESSENTIELL
The Bauakte - Essentiell is a curated set of key documents required for standard construction projects. It includes the must-have materials requested by building authorities, making the process smoother and hassle-free.

The Bauakte - Standard provides a broader range of construction documents, minus structural calculations. Ideal for those who need a full project record, going beyond just the basics.

The three packages differ in the scope of documents included. The Essentiell package covers only the documents relating to the most recent relevant construction process. The Standard package includes the documents for all construction processes across the entire construction history. The Premium package is the most comprehensive option and additionally includes structural calculation documents.
The Bauakte is commonly required for property transactions, financing applications, and planned renovation or conversion work. It provides a full overview of the construction history and helps identify legal and structural risks at an early stage.
Processing by the responsible authorities typically takes up to 8 weeks. The exact timeframe depends on the relevant authority and the scope of the documents requested.
