Land Register
A land register extract (Grundbuchauszug) is the official, complete transcript of all entries held for a specific plot of land or property at the land register of the local court (Amtsgericht). Every land register record begins with a cover sheet, followed by the inventory section and three divisions: Division I (Who is the owner?), Division II (Encumbrances and restrictions, such as rights of way, rights of residence, and pre-emption rights) and Division III (Land charges, such as mortgages or bank charges). The structure is always the same.

The Grundbuchauszug (beglaubigt) is an official certified copy of the land register, which is a public record regulating property ownership. This document confirms the legal ownership of the property and is required in certain official processes.

GRUNDBUCHAUSZUG (UNBEGLAUBIGT)
The Grundbuchauszug (unbeglaubigt) provides an uncertified copy of the property entry in the land register. It serves as an informational document that reflects the current ownership status but is not legally binding.

- Uncertified copy of the property entry in the land register.
Special terms & delivery time
- Typically provided within 7 to 10 days. Delays may occur in larger cities due to the high volume of requests.
- An additional 10 euros of authority fees may apply, which will be invoiced separately if required.

BEWILLIGUNGSURKUNDE (ABTEILUNG II)
The Bewilligungsurkunde (Abteilung II) is a valid authorization document from Section II of the land register, covering encumbrances and restrictions, such as easements or servitudes, on the property.

- All relevant land register sheets for the property from Section II.

- Typically delivered within 2 to 4 weeks, depending on the workload and the age of the documents (physical or digital). Delays beyond 4 weeks may occur in larger cities.

Considered a public document with full legal evidential value before courts and authorities. Required for the final completion of a property financing at the notary appointment, debt restructuring, court proceedings, or registering a land charge.
The uncertified extract is usually available for download within 24 hours. The certified extract is usually available within 7 to 10 business days. In major cities, longer waiting times should be expected.
