The dimensioned floor plan incl. living area calculation is a true-to-scale, dimensioned plan drawing of the property, supplemented by a living area calculation in accordance with the Living Space Ordinance (Wohnflächenverordnung / WoFlV) or DIN 277. It is produced on the basis of existing documents and can, upon request, be reviewed by a certified architect. It is commonly used for the marketing (rental/sale) of a property, for financing applications, or for the preparation of the property tax return.

The dimensioned floor plan incl. living area calculation depicts, alongside the floor plan, the calculated living area of a property in accordance with the German Living Space Ordinance (Wohnflächenverordnung / WoFlV). It defines which spaces count as full living area, which are only partially included, and which are excluded entirely.
The WoFlV is the right choice for rental properties, as it is the legally recognised method for tenancy agreements and court proceedings. It is also frequently required by banks for financing applications. DIN 277, on the other hand, is particularly suitable for property sales, as it includes all areas and therefore produces a higher overall figure. For attic apartments, the difference between the two methods can be especially significant.
Yes, all that is needed to produce a living area calculation is a legible template (with length and width details per room), which are noted in most floor plans. Alternatively, a hand-drawn sketch is also possible.
