On-site Area Report
The on-site area report provides detailed measurement documents in accordance with the Living Space Ordinance (Wohnflächenverordnung / WoFlV) or DIN 277, recorded by qualified surveyors, stamped, and recognised by banks and courts. The documents include a partially dimensioned floor plan, gross volume (BRI), gross floor area (BGF), as well as a sectional drawing at accuracy level I to II.

Yes, the property does not need to be emptied for the measurement. It is important, however, that all rooms are easily accessible and that the walls are clear in at least one spot. If necessary, the surveyor will briefly move individual pieces of furniture aside.
An on-site area report is recommended whenever reliable area information is particularly important — for example, for property sales, missing or outdated existing plans, structural modifications or extensions, or rental situations where the declared living area is disputed by tenants.
Depending on the size and accessibility of the property, the surveyor typically requires around 1 hour for apartments up to 150m² and approximately 3–4 hours for two-family houses. The final measurement documents are delivered within 4 to 10 business days after the appointment. The exact timeframe depends on the complexity of the property.
